The Challenge
The new patio structure needed a foundation on a lot that gave up little room. Soft soils ran through the upper 10 feet, leaving a shallow footing nothing dependable to bear on. The building next door sat close enough that digging down to competent material put its foundation at risk of undermining.
Access set the other half of the problem. Equipment could reach the pier locations only by coming through the property itself, so the order of installation had to be settled before the first pier turned.

The Dwyer Company installed four helical piers to carry the new patio structure past the soft upper soils. Each pier was designed to support 10 kips of axial load. Helical piers turn into the ground instead of requiring an open cut, so the new foundation picked up its bearing with the soil beside the adjacent building left in place.
Access drove the sequence. The crew started at the furthest end of the property and worked back toward the entrance, which kept equipment off completed pier locations and out of finished work. Planning that order ahead of time is what made a tight site workable.
